I love living here but the last couple of months have falling short. We haven’t had a concierge since the summer. The building is short staffed in the lobby area. There is no one around to help and packages are no longer secured and now go missing. We have homeless people sleeping in our lobby and in the courtyard of the building. Delivery services are relaying (and at times harassing) on the residents for access. This was not the case when I first moved. This all started in the last couple of months. Something needs to change or the building is going to lose great residents who pay high rents. There are other buildings nearby that offer 24 hr concierge and security with the same and even lower price tag. I moved here because of the Giselle, Johanna and Jeffery. Johanna is the best Lone Ranger in the biz! This review is my frustration of finding this man in our lobby at 6AM alone unattended while I was heading out for a walk.

COCKROACH INFESTATION – See Edit Below

I love living at Anya the building itself is beautiful, and the community is great. However, there are some serious concerns that need to be addressed. One of the biggest issues is the lack of 24/7 concierge staff at the front desk, which we were promised and pay for. Most days no one is there at all. Delivery services can’t be sent up without concierge to let them in, so packages, food orders and groceries are left on the front desk or even at times outside the front door. These delivery people will even demand residents to let them in or send them up the elevator, which poses a security risk.

Additionally, homeless individuals frequently sleep outside on the benches and in the bushes, which is concerning for both safety and cleanliness. The package room is disorganized and when items go missing there’s rarely anyone available to assist when needed. Given that rent has increased now that the building is nearly full, it’s frustrating that the level of service hasn’t improved. Other luxury buildings in the area offer similar pricing but with much better amenities and support, so it’s disappointing to see these issues persist.

If these concerns aren’t addressed, the building risks losing great tenants. Anya has so much potential, but management needs to step up to meet the expectations set when many of us first moved in.

EDITING TO ADD: Beyond these concerns, it’s also extremely concerning that the building has a cockroach problem. As someone who is meticulously clean, I am disappointed to report that I dealt with an infestation months ago, where cockroaches had taken over my dishwasher and then spread to the rest of my unit. After months of being pest-free and finally having peace of mind, I recently saw another cockroach in my unit. Despite paying a monthly pest control fee, our units are not regularly sprayed, and I have heard reports that cockroaches have also even been seen in the garage. This is not an isolated issue—this building needs large-scale fumigation.

As a fairly new resident at Anya Apartments since October 2023, I simply cannot express how incredible my experience has been. From the friendly and helpful staff, the outstanding amenities, the luxurious and modern ambiance, and the perfect location in the heart of Downtown West Palm Beach - I simply could not be happier with my decision to move here. Anyone who visits me is totally blown away! Thank you Anya!

EDIT: Have to edit my initial review unfortunately as the Anya seems to be steadily declining. We no longer have full-time concierge, the tvs on the rooftop don’t work, we get charged for valet trash even though we don’t get valet trash, and there are homeless people sleeping right in front of the building. It's been a while and these issues still haven't been addressed which is concerning.

Always a great atmosphere in the building. The pool and gym are awesome. 10/10 would renew my lease

This review is written with a heavy heart. I've lived at Anya for almost the past two years, I was one of the first 20 residents and unfortunately with the new transition to Buzzuto, over the course of the last six months, it has really gone down hill. The overall cleanliness of the building is gross, handprints all over the glass doors and elevators, left for weeks at a time. Pine needles from Christams trees are on the carpet of the hallways, meaning they're not vacuuming regularly. (I'm writing this in February) The common areas couches and daybeds at the pool, the lobby, and recreational room are riddled with stains. The remote controls for the common area TVs are gone, concierge doesn't know where they are, and they're not even here to give them out if they did know where they were. A Sunday football game on the tv by the pool or on the roof while grilling is out of the question. The severe lack of concierge, is a huge safety issue. They're only here in evening, and not even consistently. Because of this, packages are left in the front lobby instead of the package room, which is a complete mess anyways. Packages are rarely placed in the right slot that they said they're delivered to and residents have even stolen packages mistakingly or not, with all the chaos. Because guests visiting residents are subject to stand outside, with the lack of concierge, residents have to come down to the lobby to get them. This includes any food deliveries that you would like sent up to your door. A significant majority of the landscaping, particularly the roof, is completely dead. There's only one maintenance man, who is fantastic, but he needs more help to get all the requests completed.The rates have only increased and yet the service, cleanliness and overall experience has only decreased. Buzzutto really has made an impression and it isn't a good one. The consensus amongst other neighbors is sharing in the same frustration and most are considering moving to other buildings. If things continue like this, I'm inclined to also look for other apartment buildings and would not recommend a Buzzuto property to anyone. When I first signed, the building was kept clean, there was a full and pleasant staff willing to assist residents, and the amenities matched the asking price of rent. The leasing office was full of two lovely women who really cared about their residences, they were compassionate and knowledgable of the building. When one of them left, the company did not find a replacement and all responsibilities were left for the one who is now leaving also. This is a perfect location in west palm beach and it's disappointing to see a company cut so many corners for their profit. Now that the building is full, the demand is higher to meet the increase of residents standards.

I moved into Anya a year ago, relocating from NYC. Since I couldn’t visit in person, I relied on a virtual tour with Gisele and made my decision based on the amenities and services that were promised. Anya stood out as one of the more luxurious buildings in the area, and I was excited to move in. However, my experience has been disappointing, and now they are trying to increase my rent by nearly $300 per month—despite failing to provide the services I was paying for.

Here’s what you should know before moving in:

🔹 No 24/7 Concierge Service – I was explicitly told there would be a full-time front desk/concierge, but that has never been the case. Some days, there’s no one there at all, and deliveries of packages and food are left all over. Looks horrible and mismanaged and highly inconvenient considering how much money we all spend to live here and this was a basic promise we were all offered.

🔹 Package Theft & Poor Handling – Packages are frequently lost, damaged, or opened before they even reach me. Many times they write the wrong apartment number on your package and other tenants take them unknowingly. Many times they don’t log your package so you’re in this room left rummaging through every package to find yours The ‘quality and ease of package retrieval system’ I was promised simply does not exist.

🔹 Frequent WiFi Outages – The building advertised top-of-the-line WiFi, which was crucial for my work, but I have dealt with multiple outages throughout the year, impacting my ability to work and get projects done. I would have to leave my own apartment and work in a noisy cafe.

🔹 Security Issues – The garage gates are often broken, leaving the building vulnerable. Homeless individuals and criminals frequently roam the area. There is a homeless woman living in the bushes outside who regularly chants loudly, making me feel unsafe. On one occasion, a man attempted to break in through the service side door to get to where our service elevator door is. I asked him if he lived here and he cursed loudly at me. I could not re-enter my door and I walked to the front where I could not even report the incident due to no front desk staff.

🔹 False Parking Fines – When I first moved in, I unknowingly parked in the wrong area and had my car booted. Management later claimed they had sent an email outlining the rules—but conveniently, they only sent it after I was fined.

🔹 No Trash Valet Service Despite Charging for It – Residents are charged a monthly fee for trash valet, yet we are still required to take out our own trash. Trash areas are frequently backed up, and hallways are dirty along with the trash rooms. Due to lack of staff recycles and card board boxes are all over the grounds when leaving the service elevator to go out the side door.

🔹 Nonexistent Pest Control – We pay a monthly pest control fee, yet I have never once received pest control service in my unit.

🔹 Unreliable Maintenance – Scheduling maintenance is a nightmare. I’ve had requests logged as ‘completed’ when no one actually came. I had to follow up multiple times just to get basic repairs addressed.

🔹 Rooftop & Amenity Issues – The rooftop TV doesn’t work, and the grills are hit or miss. For a ‘luxury’ building, you’d expect these features to be functional.

Despite these issues, I have enjoyed the friendships I’ve made here, and I do like the location.I am absolutely flabbergasted that they are trying to raise my rent significantly. I feel absolutely cheaten. Newer luxury buildings in the area are delivering on their promises far better and even offer better amenities for the same price and even cheaper in the newer buildings downtown.
