Going over all all the reviews I understand that I am not the first person to unfortunately have a bad relationship with home property management. We’ve been left without a fridge for an entire month, making day-to-day living incredibly difficult. Despite multiple calls and emails, they dragged their feet and seemed indifferent to the inconvenience this caused. Ultimately forcing us to buy a second fridge.

To make matters worse, our bathroom has been broken for over three months with no resolution in sight but ($100) off our ($6500 months rent) seemed like the fair thing to do for home property management. Which to clarify they still haven’t taken out of our rent. Apart from them only giving us $100 for this huge inconvenience. They forgot to take it off the rent it’s been 2 months and they don’t answer. I took matters into my own hands this month and sent them a message saying I would not be paying for the $100 that was promised to us for the inconvenience of a broken bathroom. What do they do? They decide to give us a late fee for not submitting the payment. This is unacceptable and shows a clear lack of care for their tenants. If you’re considering renting with them, be warned: the level of maintenance and support is shockingly poor. I also notified maintenance of a leak in the kitchen ceiling that was coming from the bathroom above, and it took them a month to send someone over to inspect. This caused further damage to the home, and the entire upstairs bathroom now has to be remodeled. There was also an issue with the air conditioning, which caused the ceiling to not only leak but pour down. I regret ever signing a lease with this company. Very disrespectful and clearly instead of solving issues they prefer to ignore their own tenants. I am writing this review very furious and I am CURRENTLY RENTING WITH THEM. Hopefully now I get a response back. I will be attaching pictures for proof. Thank you.

Attached is the picture of the ceiling from July 19th when we notified them of the leak. The second picture is of Aug 28th over a month after when we had to send a second report for maintenance.

This was the easiest rental process that I’ve ever had. Everyone was super helpful to my client and I when we had questions and needed help. We mostly spoke to Stefanie for everything, she is very responsive and stayed on top of the rental process. Kimberly was the listing agent, and she was super helpful and kind from day 1.It was a delight to do business with them both.

We have only been here a few months and we have tons of maintenance issues that are not being addressed. They are quick to collect all their dues and fees and also include a fee which takes care of maintenance. However, we had several maintenance requests that do not get addressed or downright ignored. Our sliding glass door is so rigid that you need a lot of force to open and shut so it’s a headache to lock. We have little kids that go in and out all day so this is a big issue. We also had a leak from the AC unit behind the vent. The containers keep filling up so we need to manually empty them 1-2 times a day. This is unacceptable. The unit also has tons of roaches and ants and they have yet to send pest control over several months that we have been here. Their maintenance staff ignores its tenants and does not respond in a timely manner. Please stay away from HPM as it has been a nightmare so far.

UPDATE: In response to the comment from Home Property Management. We have documented emails where Tim refused professional photos multiple times. Taking quick photos with an iPhone is not what is considered professional photos. We also have the email response on reasoning for termination and no where in there does it discuss "treatment of employees." I actually only had one conversation with Tim in which he consistently denied that professional photos were part of the package that we elected. Tim became frustrated and without even a conversation, 1 hr. later Tim had got the approval to terminate the contract. My wife reached out to the owners daughter multiple times (phone and email) with little response. Your reply is inaccurate.

Our experience with Home Property Management was fantastic up until the contract was signed. We were excited to use their services to manage our rental home as we are moving overseas for a short-term assignment. However, communication became delayed or nonexistent after signing the contract.

Tim, the representative we dealt with, was the largest area of concern and lacked professionalism. During a conversation, he stated that he had not managed a property like ours (though there was nothing special about our home), felt he was outside of his scope, and then went against the contract. We expressed concern because he planned to use iPhone photos of our home for the listing that were taken before the property was fully ready.

We had signed the "Concierge Plan," which included a 3D Matterport Virtual Tour professionally narrated and professional property photos. When we expressed that the contract was not being followed, Tim responded that “Professional photos are not included, but the video tour is and it will be generated from the photos I shot already.” This was contrary to what was agreed upon.

After one phone call with Tim that lasted 6 minutes until 4 pm where he mentioned he was at a property and not in the office, he sent an email at 5:07 pm stating: “I just spoke with the team and based on our early interactions I do not believe we are a management fit. We are hereby exercising our option to terminate the management agreement with 30 days notice (section 1.5 of the PMA), however, we do not need the full 30 days and would be willing to terminate immediately.”

This abrupt termination, poor communication, and failure to follow the contract terms were highly disappointing. We cannot recommend Home Property Management based on our experience.

We have had a very good experience with this company. My brother has been using them for his house for a couple of years and highly recommended them. They are very professional and responsive. The process of renting our house with their assistance couldn't be easier. We were concerned about repairs and upgrades and finding companies to do the work prior to renting but they handled every detail and kept us informed about everything along the way. We would readily recommend them to anyone. Our thanks to this team for their professionalism and patience and we look forward to working with them for many years to come.

They’re excellent at renting out poorly maintained apartments, being disorganized and unresponsive to phone calls. Rent from them if you want a home where you didn’t know where and when you’d get the keys on the day of your move-in, you’ve had to throw your food out because of a broken refrigerator, and you’ve had to send your laundry out for a whole month (ongoing issue) although in your rent agreement we’re supposed to have a working laundry unit maintained by the landlord, and you’ve had to miss days of work to fix apartment issues.

Edit: in response to their response saying things were “beyond their control” - not true. The apartment should have been properly inspected prior to rental. It wasn’t. In fact we were asked to make our lease start date earlier, which we already didn’t, but the apartment still wasn’t ready by the time we moved in. Poor communication from the start. Washer/dryer delivery attempts were messed up because of poor communication on your office’s part. Instructions were not given to us about the delivery- conditions that needed to happen, wrong specifications of the washer/dryer unit purchased because no one took the time to look into the specs, timings, order numbers that we had to call multiple times to ask for. And just poor poor response from the office staff- no communication from the property manager Stepfanie or Tim at all. Haven’t once spoken to either of them despite all the problems we’ve had. We just keep leaving messages with their receptionist, and we don’t hear back. Response is slow through the maintenance portal. And for the record, we are very good tenants. We’ve had multiple landlords over the years with no issues and excellent references. This company has caused us a lot of stress, wasted time and money just trying to have a basic home. And after everything we’ve been through- no apology except for the one on this very public google review, no offer for reimbursement for all the inconvenience and losses we have suffered.
